List of Karnataka RERA Approved Sattva Group Projects 2026

This list covers only the projects listed in the name of Sattva Resi. Other Sattva Group firms may hold their own RERA records. You can find them by searching the firm's name on the K-RERA site.

Sattva Aangane got its RERA approval on 18 September 2026. It is a 625-home project on Old Madras Road, with five towers of up to 42 floors. Its filed completion date is 21 October 2032. It offers 3 BHK, 4 BHK and duplex homes, the largest homes on this list.

Sattva Songbird Phase 2 got approval on 27 March 2026. The filing lists it as two housing towers with club blocks at Cheemasandra. It is due to finish by 27 June 2031. It extends the original Sattva Songbird project on the same land parcel.

The 11 projects fall into four clear groups around the city. Knowing the group helps you compare projects that share the same roads, schools and job hubs.

• East Bengaluru (Budigere and Old Madras Road): Sattva Aangane, Sattva Songbird and Songbird Phase 2
• North Bengaluru (Devanahalli): Vasanta Skye, Vasanta Cove and Park Cubix Phase 2
• North Bengaluru (Yelahanka): Sattva Lumina at Rajanukunte
• South Bangalore: Forest Ridge at Anjanapura, Springs at Kaggalipura and SimpliCity at Pattanagere

Right now, the east side is the busiest area for Sattva Resi. It has three projects within a short drive of each other.

The filing sums up each past project in one line. Together, these lines show the range of homes Sattva Resi builds.

• Sattva Springs is a row house project with six blocks, including a clubhouse block.
• Sattva Songbird mixes apartment blocks, row houses and a clubhouse.
• Sattva Lumina has three towers with two amenity blocks.
• Vasanta Cove is a single tower with two basements and twelve upper floors.
• SimpliCity is a mixed development with apartment blocks and four hostel blocks.

Against this range, Sattva Aangane stands out as the largest and tallest project, with 625 homes and a 42-floor tower.

Of the 11 projects, only Sattva SimpliCity is done, with an occupancy certificate (OC) on file. The rest are ongoing, with filed completion dates from September 2027 to October 2032. Sattva Springs is due first, in September 2027, so it will be the next real test of on-time delivery.

The promoter has also said that a case is pending on three projects. These are Sattva Lumina, Vasanta Skye and Songbird Phase 2. The filing does not explain these cases. You can read the details on each project's page on the K-RERA portal before you decide.

Sattva Songbird and Sattva Aangane sit in the same pocket of the city, near Budigere Cross. Songbird mixes apartments and row houses, with completion filed for May 2029. Aangane focuses on larger 3 BHK and 4 BHK high-rise homes, with completion in October 2032.

If you want an earlier move-in in this area, Songbird may suit you better. If you want larger homes and a longer payment period, Aangane fits that need. Both carry separate RERA numbers, so always check which project a quote refers to.

The approval date tells you when the promoter got the legal right to sell homes in a project. Under the RERA Act, a promoter cannot book, sell or advertise homes before this date. If someone offered you a booking in a project before its approval date, treat that as a red flag.

The approval date also starts the clock on the promoter's duties. From that day, the promoter must keep 70% of buyer money in a project account and post progress reports every quarter. So a recent approval date, like the one for Sattva Aangane, means you can follow the project from its very first quarter.

A RERA number is a good start, but it is not the full story. Before you book in any project on this list, take a few simple steps.

• Match the RERA number on your quote with the project name on the portal.
• Read the latest quarterly report to see if work is on time.
• Check the pending case section for the project you like.
• Visit the site and compare what you see with the filed schedule.
