Who Is the Project Engineer, Architect & Contractor for Sattva Aangane?

RSP Design Consultants (India) Private Limited is the project architect. The firm works from RSP House, 30 Museum Road, Bengaluru 560001. Its Council of Architecture (COA) number is CA/2017/85301. As per the filing, the firm was set up in 2004.

RSP's own website describes RSP India as a brand affiliate of RSP, with no ownership, legal or financial ties. The wider RSP brand began in Singapore in 1956 and now works across 12 markets. In India, its work includes office campuses for Amazon, Google, Bosch and American Express.

On Sattva Aangane, the architect signs Form 2 in the RERA filing. This form certifies the design and, during construction, the share of work completed on site. The architect's design also shapes the four-homes-per-floor layout and the 84% open area across the site.

The structural engineer for Sattva Aangane is Manohar H.E. of Ducon Consultant Private Limited. The firm works from S-222, 2nd Floor, South Block, Manipal Centre, Dickenson Road, Bengaluru 560042. The filing lists local authority licence number BCCBL/BL-3.6/SE-0164/21-22 and a setup year of 2021.

The CA signs Form 1, which certifies the project cost of ₹1,106.99 crore. The CA also certifies how much money the promoter can withdraw from the 70% account at each stage. In addition, the project accounts need an annual audit to confirm that buyer money went only to this project.

The RERA rules link these professionals through one simple check on your money. Before Sattva Resi can withdraw funds from the 70% project account, three of them must sign off.

Starworth builds the towers, while the promoter's team under Prakash S runs the project. This chain gives you several independent checks between your payment and its use on site.

On some projects, the developer builds with its own in-house team. At Sattva Aangane, the promoter has hired a separate firm to do the main build. This puts a written deal in place, with a clear scope, cost and time frame for the work.

Since Starworth's parent is a listed company, large orders like this one must be disclosed in public. That gives you a source of news on the contract that does not come from the sales team. It also means a second company has its own name riding on the quality of the towers.

Knowing the names is useful, but a few direct questions will tell you more about how the team works.

• Has the promoter worked with RSP Design or Starworth on earlier Sattva projects?
• Who will handle quality checks on site, the contractor or the promoter's own engineers?
• Will the structural design for Tower 7 go through an independent third-party review?
• How often will the architect and engineer sign off on work for the RERA reports?
