How Did the Land Come to the Sattva Companies?


The title story starts with one sale deed, number 2873/2010-11, registered on 18 August 2010. Sanyo BPL Private Limited sold the land to Sattva Realtors Private Limited through this deed. The sale was recorded at the Bidarahalli office.

The filing marks every parcel as own land bought through a sale. None of the parcels came through a lease, a gift or a government grant. A single parent deed for the whole site keeps the chain of ownership short and easy to trace.

What Role Does the Joint Development Agreement Play?


On 2 December 2025, the owners signed and registered the JDA at the Banaswadi office. This agreement covers all six parcels and the full 10 acres 9 guntas. It allows Sattva Resi Private Limited to build and sell the homes as the promoter.

In simple terms, the JDA separates two roles. The land owner holds the land, while the developer gets the right to build on it. Here, both companies belong to the Sattva fold. So the deal is an internal one, not one between a builder and an outside owner.

What Does Co-Promoter Status Mean for You?


K-RERA lists land owners under the heading of land owner and co-promoter details. This matters for one reason. When the builder and the owner are different, the RERA Act holds them jointly responsible.

Is There Any Dispute on the Land?


The promoter has declared that no case is pending on the land, the property or the khatha. A signed nil litigation affidavit sits in the filing as Annexure 49. The site also has an e-khatha, which the local village panchayat gave on 15 January 2026.

Conversion orders cover every parcel as well. Four parcels have residential conversion from June 2024, while 24/1C and 24/2B have commercial conversion from May 2015. The BDA sanctioned a residential plan for the full site in February 2026. Still, ask your lawyer about the two commercial parcels.

What Should You Check About the Land Owner Before Buying?


The owner structure looks clean on paper. A few quick checks will still give you full peace of mind before you sign.

  • Ask for a copy of the registered JDA dated 2 December 2025.
  • Check whether the land owners will sign your sale deed, or whether the developer signs under a power of attorney.

  • Pull a fresh encumbrance certificate for each survey number to rule out any loan on the land.
  • Ask whether the JDA gives the land owners any share of homes, and whether your unit falls in that share.
