Who Is the Promoter for Sattva Aangane?

A CIN is the company's unique number with the Ministry of Corporate Affairs. You can read a lot from it once you know the pattern. The letter U shows that the company is not listed, and KA shows that it was set up in Karnataka. The year 2022 tells you when it was formed, and PTC marks it as a private limited company.

The code 45309 is the one used for building work in the national list of trades. The filing says the company was set up to buy, sell and build land, flats and offices. So Sattva Resi was set up as a real estate company rather than a holding or trading firm.

Most buyers know the project through the Sattva Group brand on hoardings and ads. Sattva Resi is the legal company that holds the RERA record and will sign your agreement. The filing lists www.sattvagroup.com as the promoter's website, and its office sits in Sattva Windsor on Ulsoor Road.

Large builders often set up a separate company for their housing work. This keeps the deals, the books and the risks clear for each project. For you, the key point is simple. Your booking form, receipts and agreement should all carry the name Sattva Resi, just as the RERA record shows it.

The filing names two executive directors, Shivam Agarwal and P.K. Mishra. As per the filing, neither of them sits on the board of any other company. P.K. Mishra is also the CEO, and the board has given him the right to sign for the company on RERA matters.

For site delivery, the filing names Prakash S as the project head. The promoter has also put up a team chart for the project as Annexure 14. You can download this chart from the RERA portal to see who reports to whom on the project.

Sattva Resi is a busy promoter in the state, with ten other projects on K-RERA before this one. These include Sattva Songbird and Songbird Phase 2 at Cheemasandra, close to the Aangane site. Sattva Lumina in Yelahanka is on the list, and so are Vasanta Skye and Vasanta Cove near the airport. Forest Ridge, Springs, SimpliCity, Park Cubix Phase 2 and Aaranya complete the list.

One of them, Sattva SimpliCity in the south of the city, is done and has its OC. The rest are ongoing, with filed completion dates between 2027 and 2031. The promoter has no RERA registrations in any other state.

The RERA form asks every promoter to state whether any case is pending on its past projects. For three projects, Sattva Lumina, Vasanta Skye and Songbird Phase 2, the promoter has answered yes. The filing does not describe these cases, so you can check the details on the K-RERA portal.

For this project, the promoter has said that no case is pending on the land, the property or the khatha. A signed nil litigation affidavit sits in the filing as Annexure 49. Read both of these side by side, and you get a fair view of the promoter.

Being the registered promoter brings clear legal duties under the RERA Act. These duties protect you through the full six-year build.

• Complete the project by the filed date of 21 October 2032
• Fix any structural defect that you report within five years of handover
• Get your written consent before making major changes to the approved plan

• Search the RERA number on rera.karnataka.gov.in and open the promoter details tab.
• Download the company papers, such as the MOA and AOA, from the annexures.
• Enter the CIN on the MCA portal to confirm the company status and directors.
• Check that the name on your booking form matches Sattva Resi exactly.
• Ask your lawyer to review the board resolution that authorises P.K. Mishra to sign.

The promoter is the company you can hold to account for every promise in your agreement. If the name on your papers does not match the RERA record, your legal protection gets weaker. Checking these details now saves you from disputes later, when it is much harder to fix them.
